SIMONE'S
PROFILE
Simone is now based in Exmouth working for Ray White Real Estate and is very
excited about the opportunity to be involved in the Exmouth property market.
Simone developed her marketing and negotiation skills by working with clients requiring a high level of
service for many years, as a practising litigation lawyer in Hobart and in her own five
star hospitality business, Blue Lake Lodge on Arthurs Lake in Tasmania.
After having two children and several winter holidays to
Exmouth to escape the cold Tasmanian highland winter and explore the local
fishing opportunities, Simone and her family decided Exmouth was the place for
them. Simone, Brett, Sam and Jess are enjoying the lifestyle in Exmouth which is so safe, relaxed
and in such a beautiful area on the edge of Ningaloo Reef and
Simone's husband, Brett, grew up in Western Australia and after returning home to discover the pinnacle of saltwater fly fishing, bonefish, on Exmouth's doorstep he now operates an exciting salt water fly fishing charter business. True Blue Bones is bringing to Exmouth many of Simone and Brett's existing clients from the eastern states and internationally, as well as new clients from Western Australia.
Brett loves any sort
of fishing and is taking advantage of the wealth of fishing opportunities in
Exmouth.
Simone grew up in Hobart, Tasmania and graduated with an honours degree in law at the University of Tasmania. Simone left law to follow her passion for cooking and her husband who switched from marine biology to fly fishing full-time. After building a house in Hobart they then took the plunge and built Blue Lake Lodge on the edge of Arthurs Lake in the remote highlands of Tasmania. This was no mean feat - as a young couple they had the vision and took the risk. They designed, financed, negotiated with State and local government and industry, dealt with planning issues, constructed kilometres of road and power supply, coordinated many contractors in cold and icy conditions, and marketed the finished product.
In an extremely challenging building environment - their friends, family, bank manager, surveyor, and builder said it was impossible. After laying down the challenge to the excavator driver, the Lodge was built in six months and became the premier fresh water fly fishing destination in Australia. Simone and Brett operated Blue Lake Lodge for seven seasons and built up a large and loyal client base including several high profile guests, many of whom are now being introduced to the new frontier of salt water fly fishing at North West Cape. The Lodge was sold to Queensland media identities, John and Janina Cowley, who recognised the uniqueness of the Blue Lake Lodge development.

EXMOUTH PROPERTY
EXMOUTH
….A REGION ON THE MOVE
There
are many positive factors influencing the Exmouth property market:
TOURISM
AND LIFESTYLE - Exmouth is in
the process of being “discovered”. Tourism numbers over the last 5 years
have increased dramatically and with the development of high class
facilities such as the Novotel Resort, Exmouth is fast becoming a “must
see” destination.
POPULATION
GROWTH – with growth in the tourism industry and proximity to the mining
industry Exmouth is poised for a significant increase in population. Recent
land developments have paved the way for a potential construction boom which
is likely to double the size of the town.
PILBARA PLAYGROUND/OIL AND GAS – Exmouth has long been the water playground for those living in the North West. Financial benefits to Exmouth as a result of the oil and gas industry continue to grow. The most recent resources boom has created increased demand for property in Exmouth.
HARBOUR
EXPANSION - the expansion of boat Harbour is anticipated in order to provide
improved access and additional pens for game fishing boats, charter boats,
tenders to cruise ships, and other boats servicing the offshore industry.
For a small town (pop. 2,500/peak tourism periods pop. 10,000+) Exmouth has a great variety of property: the new up market properties in the Marina precinct on the spectacular Exmouth Gulf; investment properties; residential properties; as well as commercial and industrial properties.
Exmouth is the youngest town in Australia and was originally a US naval town with many properties around 40 years old which are right in the centre of town. The original housing styles are North Westers, Dravo and block homes and most have partial or extensive renovations. Many of these are now investment properties: long term rentals for those working in the tourism, building, and offshore industries as well as higher priced holiday rentals for the tourist season.
There are also several recently built high quality residential properties in popular areas both north and south of the town centre which are achieving high prices, but rarely come on the market.
Cape Wilderness Estate offers large lots with direct access to the beach and development limitations. If you are searching for an environmentally friendly lifestyle and peace and quiet, why not buy on the edge of Exmouth Gulf?
The mixed use lots and industrial estates offer a fantastic opportunity for people wanting to run a business with a residence alongside.
The new Marina precinct is the most exciting property
development in Exmouth and has had plenty of publicity in Western Australia. One of the most important aspects of this development is
the ability to have your own boat on the doorstep in one of the best fishing
destinations in Australia. With resort, residential and commercial opportunities
the Marina is the place to invest or enjoy the lifestyle yourself. If you want to be waterside and close
to the vibrant dining, entertainment and shopping facilities of the developing
Marina Village there are a variety of property options available: waterside
canal lots, dry lots, house and land packages, villas, townhouses, and
commercial sites.
The Novotel Ningaloo Resort

TIPS FOR BUYERS
Consider how much you can afford to pay for the right property and take steps to arrange your finance if necessary. Ask for a referral to a good finance broker if you need one.
Stay in touch with your sales consultant to keep up to date with just listed properties. Contact Simone to join her email list and be first to hear about new properties on the market in Exmouth.
Research the properties you are interested in - obtain as much information as possible from your agent (title search, photos, floor plan, inspection or virtual plan of the property, termite inspection for buildings, rental returns, rates, strata/insurance fees, anticipated date for issue of title on new developments).
Be prepared to make an offer in writing. It may be unconditional (cash offer) or subject to finance, or subject to the sale of another property.
Settlement is normally 28 days from the contract becoming unconditional, however, this can be varied. You will need a settlement agent to complete the purchase.

TIPS FOR SELLERS
It is vital that your sales consultant has good contact with potential buyers. You should expect your sales consultant to have detailed information about your property ready for buyers and provide prompt feedback to you about enquiries. Be open to marketing and property presentation ideas from your sales consultant.
Be prepared to pay for the right advertising to attract the best possible buyer for your property.
The next most important aspect of selling your property is presenting your home in the best light. Make sure your home is well presented before your listing photos are taken.
There are lots of simple things you can do to ensure your property presents well. Think about the first impression of your property from the outside and the moment you walk in the door. Try and look at your house from the buyer's perspective - be critical.
Use a blower to clean up verandahs, driveways and outdoor areas. Pressure spray the outside of the building to get rid of dust and cobwebs. Keep outdoor furniture, pools and spas clean. Have the garden neat and tidy and add a new layer of mulch to garden beds. Clean windows. Attend to minor repairs inside and out. Clean carpets and tile grout, ceiling fans, exhaust fans, inside cupboards, have your kitchen and bathroom shiny clean, and de-clutter to make your house look larger.
When a buyer inspects your property keep pets outside, make sure the house smells nice and is a comfortable temperature. Open curtains and blinds for lots of natural light and use lamps and lighting as well. Sometimes you will have short notice for an inspection so keep your home neat and tidy while it is on the market.
Pricing your property
Ultimately
the value of your property is determined by what the buyer is prepared to
pay in today’s market.
Get
the price right when you first put your property on the market – people
are often looking out for new listings and most enquiries on your property
are generated in the first few weeks. Planning your marketing campaign with
your sales consultant is important to gain the best exposure.
Beware
of high appraisals to induce you to sign a listing agreement - often the
outcome is your property will sit on the market and you will be forced to
reduce the price anyway.
Carefully
consider what other comparable properties have sold for and what properties
on the market yours is competing with. The
buyer will be looking at the same information.
There
are lots of factors you will be considering when pricing your property that
are not relevant to the market price such as the price you paid for the
property and the amount of cash you need from the sale.
Be
prepared to pay for advertising if this is the best way to market your
property to achieve a sale at the best possible price.
The
condition and presentation of your property is vital and affects not just
the pricing but the ability to generate enquiries. The presentation of your
property will also affect which property a buyer will choose from a
selection of similar properties.
